VA Loan Basics to Remember

  • $0 Down loan for military borrowers
  • No Monthly Mortgage Insurance
  • 2.15% up front Funding Fee is financed into the loan for first time VA borrowers
    • 3.3% subsequent use fee
    • 0.5% fee for Interest Rate Reduction Refinance Loans (IRRRL)
    • 10% or more Disabled Veterans are EXEMPT from paying the Funding Fee ever

  • Low Fixed Rates and Conservative ARM loans
  • Up to 4% seller concessions allowed
  • Seller concessions can be used to pay off debt to help the veteran qualify
  • $484,350 = 2019 Loan Limit for Yuma County
